Services

  • Before committing to a site or property, we are able to undertake a detailed Planning Appraisal to explore the opportunities as well as potential obstacles to achieving the planning outcome you desire.

This initial assessment can also form the basis of a Planning Statement should the findings of the appraisal be favourable. A Planning Appraisal can be an extremely useful tool in guiding you towards the right site for your development.

  • Having our roots firmly within the South West of England we are well positioned to prepare, submit and manage your planning application to a successful outcome. We assume the role of lead consultant and identify, appoint and manage supporting specialists (Wider Design Team) such as ecology, transport and arboriculture to assemble the best team possible for your project. We prepare a robust Planning Statement to support your proposal, outlining the planning grounds for the application to succeed.

Once the application is submitted we adopt a hands on, positive approach to the management of your application through to the determination of the application.

  • We provide full circle planning services and can assist you, even after your application has been approved. Post approval services includes:

    • Discharge of conditions applications

    • Non Material Amendments

    • Reserved Matters submissions

    • Variation or removal of conditions (S73 applications)

  • Planning appeals are sometimes necessary in instances of marginal sites or sites that have simply been subject to a poor decision by a local planning authority. Initially we will offer our advice to our Clients as to whether an appeal is the best course of action.

Our up-to-date knowledge of local and national policy, legislation, case law and best practice allows us to produce a Statement of Case (reasons for the appeal to succeed) in order to give our clients the best possible chance of success.

  • Our services cover the entire planning process. Wider services include:

    • Listed Building Consent

    • Certificates of Lawfulness

    • Advertisement Consent

    • Advice in relation to s106 agreements (planning obligations) and Community Infrastructure Levy (CIL)

    • Formal representation at Planning Committee meetings

    • Letters of representation

    • Organise and hold public consultation events

    • Connect our Clients with developers for Joint Ventures or straight sale pre or post planning approval

    • “Call for Sites” submissions for local planning authorities to consider for allocation, through to formal representations at each regulatory consultation stage of the Development Plan.
